Taylor-Davis Interests (TDI), formerly Taylor-Duncan Interests, is proud to announce the closing of the Sloan property, the newest addition to its flagship master-planned community, Sonoma Verde. This major milestone marks the launch of Sonoma Verde North in partnership with Pulte Homes/Del Webb, bringing the highly sought-after Del Webb 55+ lifestyle brand to the East side of the Dallas-Fort Worth Metroplex for the first time.
After three years of diligent work navigating entitlements, utility engineering, provider agreements, TXDOT approvals for over seven miles of offsite infrastructure, and the creation of a Public Improvement District, TDI successfully closed on the 315-acre Sloan tract on June 12, 2025. “This is a defining moment for both Sonoma Verde and the greater Rockwall County area,” said Spencer Taylor, Principal of Taylor-Davis Interests. “We’re thrilled to deliver a premier site that meets Del Webb’s rigorous standards and introduces their exceptional active adult lifestyle to East DFW.”

Construction of Sonoma Verde North will begin by the end of 2025, with the first homes expected to be completed between Q4 2026 and Q1 2027.
The Del Webb expansion represents only the fourth Del Webb community in DFW and the first on the eastern side of the metroplex. The brand, known nationally for its dedication to lifestyle-driven living, carefully selects sites through a rigorous evaluation process—one that Sonoma Verde and the City of McLendon-Chisholm proudly met. TDI will oversee development of more than $20 million in offsite infrastructure improvements, ensuring Sonoma Verde North integrates seamlessly into the thriving master plan and existing HOA. Pulte Homes will self-develop the residential neighborhoods, with Del Webb operating under a sub-HOA while sharing many commonalities with the Sonoma Verde Master HOA.
“This partnership is the product of patience, collaboration, and a shared vision,” added Stephen Davis, Principal at Taylor-Davis Interests. “We want to thank the Sloan Family, the City of McLendon-Chisholm, Kimley-Horn, the Watson Firm, Shupe Ventura, Dosch Marshall Real Estate, Pulte/Del Webb, CCMC HOA, Denscty Collective and countless partners who made this achievement possible.”

Great work on this very notable accomplishment. 👍
